Current Tenancy Agreements

Landlord Carolyn Guirguis explains the benefits for landowners of the Ballarat Evolve program, and how it has helped her business.

Under the current system implemented by Ballarat Evolve, we assess artists and creative industry representatives for their resilience and long term capacity to establish their organisation. The successful candidate is matched with landlords and offered a rolling 30-day licence agreement, giving them access to an agreed space under strict and agreed terms.

The requirements made of the creative tenant include:

  • Having the appropriate insurances (public liability, tenants, products liability)

  • Paying the utility costs (water, gas, electricity)

  • A nominal expenses payment at the landlord’s request - recommended level of $500 ex GST pcm per location

The landlord and the participants sign this licence agreement rather than a lease giving both parties flexibility to change the arrangement at short notice.

Landlord applications

We are seeking submissions from landlords with properties in the Ballarat Central region that have proven difficult to lease. We seek the support of property owners who have vacant buildings to make them available for this project, adding them to our existing list of properties under consideration.
